Don't think our marinas are too concerned about soap going into the water. At least until the EPA requires diapers on the ducks, herons, and gulls :-)

I've been using Starbrite Non-Skid Deck Cleaner for several years. It works great and doesn't remove wax on the the smooth areas. For tough bird stains I use SoftScrub.
Also, try a Dollar Store for Awesome cleaner. Good for stains - cheap and dissolves spider poop. Don't use it on windows though.

I plan to be there, but not by boat. My boat is about 1/2 mile up river on the Sassafras. I will drive or dinghy over. My "next door" neighbor ('91 F32) plans to go over as well.

No help on the AC, but just had to comment on your great looking Tricabin. Being shed-kept does help. Mine's in an open slip.
Good luck with the AC. Might be a good time to convert to digital controls.
