You are correct, I am in Pittsburgh. I am looking at freshwater boats only. The boat that I am looking at is on Lake Erie and is priced at 12K. Thank you all for the input. Sounds like I've come across a bit of a basket case and need to move on. I had some pictures of some of the problem areas that I was going to post in case anyone would like to see. I can't seem to figure out how. I will look into how to post pictures and go from there.

I pulled one of the air conditioning registers and saw quite a bit of mold on the wood behind the register cover. I also saw what looked like mold in many of the wood junction points inside the walls.

I have not looked at an F26 but I seriously considered an F30. The layout was very nice and the space overall was very good for a boat of that size. The forward deck was soft and needed replaced which I was not interested in taking on. I looked for another F30 and could not find one in decent shape ...
